Woodland Forrest Restrictive Covenants

These covenants are the general rules that apply to our neighborhood’s current homes and any new homes built herein. These covenants are set to keep a harmonious manner and aesthetic throughout the Woodland Forrest subdivision.

For Current Homes and New Builds:

  1. Lots are to be used for residential purposes only, containing one single-family dwelling not to exceed two and one-half stories in height. Carports must be double capacity. 

  2. No outbuildings except garages may be constructed. These must be placed behind the minimum building setback line. It should be ten feet from the side lot line on the bedroom side and five feet on the carport/garage side. Extra structures must demonstrate a quality of workmanship and materials in harmony with the external design of existing structures. 

  3. All residences must be brick veneer or one-half brick exterior.

  4. No residence may be constructed with less than 1500 square feet of floor space, not counting porches, breezeways, or carports/garages.

  5. Each residence must have a minimum of one and one-half baths.

  6. No lot may be used or maintained as a dumping ground for rubbish.

  7. Fences or walls should not be erected any nearer to the street than the minimum building setback line.

  8. No fence, wall, hedge, or shrub planting which obstructs sight lines at elevations between two and six feet above the roadways may be placed or permitted on any lot’s corner at streets.

  9. These covenants run with the land without any changes unless a majority of current owners in the neighborhood record and sign an agreement to the changes.

  10. Fences or walls should not be erected any nearer to the street than the minimum building setback line.

For Townhouses:

  1. Townhouses must be single-family townhouses, no more than two stories in height and no less than 1100 square feet of habitable space each.

  2. Personal automobiles are the only vehicles allowed to be parked or maintained permanently on the right-of-way or in the front of the lot.

  3. Of shared walls, the repair and maintenance is separable to each residence.

  4. As painting and exterior maintenance are needed, it should be done in a manner harmonious with the color and design of the other dwelling units.

Additional Guidance

Many of the original covenants are now adequately covered by the City of Tuscaloosa’s Municipal Code. While the Woodland Forrest Association of Homeowners Board may receive notice from neighbors regarding these issues, these activities are best reported to Tuscaloosa 311

  1. No noxious or offensive activity may be carried on upon any lot, nor anything be done thereone which may be or become an annoyance or nuisance to the neighborhood.

  2. Regarding animals, poultry and pets are allowed. Please respect your neighbors by keeping them restrained while off your lot and clean up after them.

  3. Trailers, basements, tents, shacks, garages, or barns are not to be used as a residence, either temporarily or permanently.

  4. All yard signs are to be temporary.

  5. Garbage receptacles need to be pulled in from the street within 24 hours.
